Interview about Borgio Verezzi Residential Bulding, winner of the A' Architecture, Building and Structure Design Award 2020
Borgio Verezzi is a residential building with twenty-two floors, in the city of Caxias do Sul, in the extreme south of Brazil. The choice for a differentiated residential product was a conviction of the developer and the architectural firm since its earliest studies. Volumetrically, the building is constituted of a vertical monolith of which they were suppressed volumes in their corners where are located their balconies. These balconies are pushed and stretched for a better viewing and sunlight of each plane.

View Design DetailsThe stretched corner balconies were a pivotal design feature in achieving a balance between social interaction and privacy. By extending the corners, we provided residents with expansive outdoor spaces that promote social interaction while still allowing for privacy. These balconies offer panoramic views without directly overlooking neighboring units, giving a sense of openness while respecting personal boundaries. The design also encourages connection with nature, bringing in sunlight and fresh air while minimizing any sense of exposure.
The monolithic design and suppressed volumes were driven by a desire to create a sense of permanence and solidity. We wanted to craft a building that feels integrated into the landscape and represents a bold but harmonious presence. The architectural voids were not just a stylistic choice—they are carefully positioned to create intimate courtyards, offer natural light to key spaces, and enhance airflow.
When designing for the Brazilian market, particularly in a region like Caxias do Sul, we took into account the local climate, which has cold winters and moderate summers, and cultural elements. We chose materials such as ceramic tiles, granite, and apparent concrete because they resonate with the local vernacular while offering functional benefits like durability and thermal insulation.
The decision to prioritize large communal spaces came from our belief that residential environments should foster a sense of community and well-being. The expansive social areas offer residents a place to come together, whether for formal gatherings or casual relaxation. As urban living evolves, we’re noticing a shift towards larger, more adaptable spaces where people can truly live, not just exist. These areas reflect the desire for connection while still providing enough space to cater to individual preferences and privacy.
Our approach to environmental solutions focused on enhancing energy efficiency and thermal comfort. We worked to integrate passive design strategies that reduce the building’s energy consumption. The use of double-glazed windows helps regulate indoor temperatures by reducing heat loss in the winter and heat gain in the summer. This, combined with natural ventilation and shading, allows residents to maintain a comfortable interior climate year-round, minimizing reliance on mechanical cooling and heating systems. These elements also align with our goal to create a building that responds to its environment in a sustainable way.
When the clients approached us, their request was clear: they wanted something bold and innovative. They weren’t interested in a conventional project, but rather in something that would truly stand out and represent a new direction for residential architecture in Caxias do Sul. From the very beginning, we formed a close partnership with the clients, who were key allies throughout the entire process. This collaboration was crucial in overcoming challenges and ensuring that the project’s vision became a reality. Although the concept was a departure from what was typical in the region, together we were able to present strong arguments about how this innovative proposal would add value both for the residents and for the city. The mutual trust was essential in gaining acceptance and ensuring the project's success.
The dialogue with regional art and local plastic artists was crucial in grounding the project within the culture of Caxias do Sul. We collaborated with local artists to incorporate unique design elements that express the region’s creativity.This cultural integration enriches the living experience, giving residents a constant connection to the local artistic landscape and contributing to a sense of place and identity.
Sustainability was at the forefront of our material selection, and the use of double glazing and energy-efficient materials directly contributes to the building’s environmental performance. The double-glass windows minimize thermal bridges and provide better insulation, improving energy efficiency while also reducing noise pollution. The choice of materials like ceramic and concrete also offers long-term durability and low maintenance, which further supports the building’s sustainable nature. These choices ensure that the residents experience comfort and a reduced ecological footprint.
The decision to feature one apartment per floor was influenced by our desire to provide a truly exclusive living experience. This layout maximizes privacy and offers residents the ultimate in spaciousness and autonomy. Each unit enjoys panoramic views, and the lack of shared walls creates a unique sense of freedom and quiet. This design elevates the concept of luxury living, offering residents a direct connection to their environment without the constraints often found in more conventional apartment layouts.
